The pay range is $95,000.00 - $171,000.00

A role in Construction means leading the execution of store and distribution center projects. From large program rollouts to unique special projects, or large ground-up construction, you’ll help manage the scope, schedule, and budget for all Target construction projects, including adhering to the project timeline, coordinating and overseeing the onsite construction process and turnover. You’ll keep all of the players and partners aligned with effective communication between vendors, general contractors, field leadership and project teams.

As a Sr. Owner’s Site Representative (OSR), you will assist the Target Construction Project Manager with Guaranteed Maximum Review (Gmax) and ensure the contractors receive all construction materials, equipment, and fixtures; inspect for damage; reconcile quantities received with purchase orders; and submit reports to Target Headquarters as required. Duties include assisting in the resolution of contractual disputes, while overseeing contractors, vendors, and installers to ensure that the work is accurate, complete, in compliance with the plans and meets quality standards. This includes inspecting the General Contractor Quality Control programs, participating in the development and management of schedules while managing the site work and/or building construction and installation activities for the projects. Additionally, you will facilitate open communications with Target Properties and Store Operation teams, while implementing strategies for best methods to ensure consistency. As a Sr. OSR, you will manage change and promptly resolve communication conflicts, delays and/or performance problems, and provide feedback to applicable partners and propose changes to enhance the program. An important element of the role is to orient each store management and Property Management team to their new building and deliver the Construction Turnover Package to Store Operations and Building Services partners upon completion. A Sr. OSR mentors new OSRs and troubleshoots on problem jobs as assigned by the Sr. Manager, Field Construction.

About you:

• 4-year degree in Construction Management/Engineering or equivalent experience

• 10+ years of on-site construction management experience

• Expert ability to interpret engineering documents, evaluate construction estimates, and prepare required construction reports, schedules, and other documents

• Excellent conflict resolution and interpersonal skills

• Strong verbal and written communication skills

• Proven ability to coach and mentor others

• Ability to implement new processes for improved productivity for field personnel

• Computer proficiency in Microsoft Office/Office 365 programs (Outlook, Word, Excel, Power Point, OneDrive, Sharepoint), Skype for Business

• Knowledge of construction-based project management software and smart phone/tablet applications (Plangrid, Procore, Trello, Slack, Kanban), Smartsheet

• Requires near 100% travel

This position may be considered for a Remote or Hybrid (known internally at Target as "Flex for Your Day") work arrangement based on Target's needs.  A Remote work arrangement means the team member works full-time from home or an alternate location that's not a Target location, does not have a desk at a Target location and may travel to HQ up to 4 times a year.  A Hybrid/Flex for Your Day work arrangement means the team member's core role may be performed either remote or onsite at a Target location depending upon what your role, team and tasks require for that day. Work duties cannot be performed outside of the country of the primary work location, unless otherwise prescribed by Target.
